PUNE: The Maharashtra Real Estate Regulatory Authority (MahaRERA) has approved 435 new housing projects comprising 32,981 flats with an estimated investment of Rs 23,719 crore, timing the clearances to coincide with the Dussehra festivities. Pune emerged as the leading hub for new registrations, accounting for 140 of the newly cleared projects.

The regulator processed the applications to capitalise on the traditional surge in homebuyer demand during the festive season. Of the total 435 projects, 201 were located in the Mumbai Metropolitan Region (MMR), while the Pune division recorded 167 projects, which included the 140 in Pune city. The Pune division's portfolio encompasses 10,553 flats with a projected cost of Rs 6,970 crore.

Beyond the primary metropolitan areas, the broader Pune region also includes 13 projects in Satara, eight in Kolhapur, and three each in Sangli and Solapur. The Vidarbha region received 32 new registrations, led by Nagpur with 27 projects. Khandesh accounted for 24 projects, predominantly in Nashik, while Marathwada saw eight clearances, mostly in Sambhaji Nagar. The regulator also approved two projects in Dadra and Nagar Haveli and one in Daman.

In addition to new registrations, MahaRERA granted deadline extensions to 210 existing projects and approved correction proposals for 609 others. Under the regulatory framework, developers must secure approval for any amendments to registered projects or apply for extensions if they face delays, failing which the projects risk being categorised as lapsed, a status that can severely impact their progress and buyer trust [1, 2]. Developers noted that submitting proposals well in advance helped secure the necessary clearances in time for the festive period.

Kamlesh Thakur, president of the National Real Estate Development Council (NAREDCO) Maharashtra, described the timely approvals as a "booster shot" for the state's real estate sector, noting that it aligns with high consumer sentiment. A MahaRERA official stated that the team worked "round the clock" to process the applications ahead of the festival. A Pune-based developer added, "We were hoping the process would be expedited, and it is good that the authority was able to speed it up". This expedited processing reflects the regulator's focus on maintaining market momentum while ensuring statutory compliance.

Between April and September 2026, MahaRERA approved 6,486 applications, including 2,056 new registrations, 2,053 extensions, and 2,377 corrections. With the October clearances, the cumulative figure for the current financial year has reached 7,740 approved applications.

As Diwali approaches, MahaRERA has indicated that it will continue to process eligible applications, balancing the facilitation of festive-season launches with strict regulatory oversight to protect homebuyers' interests.
